3.  People once believed in film, reinforced it by gathering in huge, hushed communal spaces in the dark.

4.  The lower level, sheathed in glass, houses a dining room, library, meeting rooms and other communal spaces.

5.  The tradeoff for this ample communal space is that individual lots are clustered more closely together and are smaller than they would be in a conventional subdivision.
